Legal Services

Even though we have a profound understanding of the Laws regarding Real Estate in the District of Columbia and will advise you as best possible, we are not, and in no way represent ourselves as lawyers. However, our brokerage works hand in hand with some of the best lawyers and law firms in the city to handle everything associated with your investment.

These services are provided to you, depending on which firm we contract with, at their hourly rate. Depending on the circumstances, we will also charge $45.00/hr. in our time connected with any legal occurrence outside the normal scope of our contract.  Some of these include, but are not limited to:

• Small Claims Court Actions
• Court Ordered Evictions
• Landlord/Tenant Court Proceedings
• Hearings by any Governmental Agency with respect to your property
• Investigations by any insurance company with respect to your property
• Investigations by any financial institution with respect to your property
• Board meetings of condominium associations
• Condemnation or eminent domain actions.

Construction and Maintenance

The main concern of many property owners is the physical upkeep of their properties. This can include routine maintenance (refuse collection) or a full blown construction project (addition to a house).  At Traditional Property Management, we keep only the finest caliber of licensed, bonded and insured contractors to handle all projects. All jobs, no matter how big or small are supervised by one of our agents, on site, so that we can make sure everything is going according to plan.

Included in our monthly agreement, we will gladly contract for any type of work needed upon your property. However, you will of course be paying for the actual work performed by the contractor, we will oversee and make sure the work is completed in a timely and professional manor.

We have used a varied amount of contractors, so that we can "weed" out the bad ones early, and make sure that you are getting the best services possible.

We also have a complete understanding of the permit process and the Housing Authority here in the District of Columbia, and will be able to advise you on the procedures, codes, and fees associated with contractual work.

Also, we have a unique understanding of how the Historic Preservation Board, The Fine Arts Committee, the Advisory Neighborhood Committees, and Zoning Laws can affect your property and any type of construction you perform upon it.

Besides smaller maintenance, we can also provide much larger construction projects, from basement excavations to entire house remolding. These of course are based on a time/material/labor factor as far as pricing.
