Howard University, Kalorama, Logan Circle, Mount Pleasant, and Woodley Park.
However, our true area of
specialty and expertise is of Georgetown.
We will consider other areas
of NW Washington based on a few factors; the property itself, distance/travel from our
office, and of course our personal safety concerns.
We offer competitive pricing
based on a monthly percentage (usually 8-12%) of the gross income derived from the
property(s). This number is determined by a couple of different factors such as
property condition, length of management contract, scope of management contract, number of
units, and distance from our office. However, these are only guidelines, and all
estimates will be given only after a property is physically inspected and reviewed by an
agent of Traditional Property Management.

Traditional Property
Management has been established to handle all of your real estate needs when it comes to
the day to day operations of your investments. For the monthly percentage our
Services will include;
Collection of all income,
rents and fees derived from the property.
Negotiate on the owners
behalf any leases upon the property.
Proper distribution of
funds,with monthly and yearly statements. This can include, but not limited to;
mortgage payments, insurance payments, taxes, utilities, refuse collection, association
fees, condominium fees, and payment for any contractual work. (From routine
maintenance to remolding).
Maintain the property as a
high-quality property by performing routine service checks with physical walkthroughs and
by keeping in constant communication with tenants.
Maintain adequate books and
records and supply notification of all occurrences and circumstances affecting the
property.
Provide oversight of all
occurrences of an Emergency nature.
Basically, for our monthly fee
we can take care of your property for you so that you do not have the headaches associated
with the routine operations needed to make your investment profitable. Plus, as a
licensed brokerage, we deal directly with the tenants, not you, so that your tenants will
never call you in the middle of the night or bother you with minor aggravations. We
are here to handle that for you, so that you can just sit back and let your investment
turn its profit.
Of course, Traditional
Property Management is in touch with you constantly also. Whether it is a minor
repair or a major problem, you will always be kept up to date with the occurrences upon
your property, either by phone or with an update included with your monthly statement.
However, we always impose upon ourselves a financial limit to funds we can
distribute without getting authorization from you first. This is our "safety
net" so that we do not overstep our boundaries. These thresholds are always
determined by our clients, so that you feel the most comfortable with entrusting your
investment with us.
Rental Services
As stated earlier, agents at Traditional
Property Management are all licensed REALTORS® so that we can procure tenants for your
property. Here at Traditional Property Management we pride ourselves on obtaining the
highest income attainable for the property, yet at the same time maintaining a quality
tenant. This takes years of experience, an understanding of business sense, and of course,
being able to read people. A compilation of different marketing avenues and tenant
screening processes are used by us. However, this is not included in our basic monthly
fee. We can provide this service at a cost to you that is reasonable and competitive for
the area.
